Designing a building on a parcel of land that contains wetlands is never easy, but it’s not impossible!

Working hand-in-hand with repeat client The Caleb Group, we are excited to announce Emerson Homes, an affordable senior housing development in Topsfield, MA.

What were once abandoned, overgrown baseball fields and wetlands will soon be the new location for long overdue affordable senior housing. Due to the conditions on the site, it was imperative to design a building that would have the lowest impact on the surrounding area. The symmetrical, V-shaped footprint of the building allowed us to keep the vast majority of the site as open space. This unique shape maximizes the building footprint and livable area despite the design limitations the site presented. The footprint of the building and the immediate area around the building will be raised approximately 5 feet to provide resiliency from flooding.

This two-story building consists of 44 units, ranging from studios to two-bedroom units. The programming is consistent on both floors with apartments, laundry, support spaces, and community areas for gathering. The site is walkable to downtown and has bicycle parking as well as parking for the residents and their guests. The addition of this new senior housing in Topsfield will help the town meet the state-mandated required amount of affordable housing.
