Another ribbon cutting, another completed project! ✨
Earlier this week, DMS design, llc celebrated alongside Synergy and Planning Office for Urban Affairs (POUA) at the ribbon cutting of Altitude and 22 Elm Street in Worcester, MA!
We are thrilled to see these two formerly vacant office buildings given a second life, bringing new housing opportunities and renewed energy to the heart of Worcester. Recognized as the largest office-to-multifamily conversion in Massachusetts to date, this transformative project has revitalized two underutilized buildings into 198 market-rate apartments and 22 affordable homeownership units.
Adapting existing office buildings for residential use comes with a unique set of challenges. Working within the constraints of an existing structure requires creative problem-solving and thoughtful planning to maximize unit and amenity space. While no easy feat, seeing these once-vacant buildings transformed into vibrant residential communities makes all the hard work worthwhile!

DMS design, llc was excited to join The Caleb Group and Delphi Construction, Inc. yesterday in Topsfield, MA, for the groundbreaking of Emerson Homes! 🎉
This milestone marks an exciting step forward for affordable housing in Topsfield. The new affordable, age-restricted development will bring 44 housing units to the community, nearly doubling the town’s existing affordable housing inventory. With a mix of studio, one-bedroom, and two-bedroom apartments, Emerson Homes will provide residents with opportunities to downsize while remaining in the community they call home.
We heard from several speakers, including Shawn Smitley, Executive Director of The Caleb Group, who shared just how meaningful this project is for the town and its residents. Decades in the making, Emerson Homes represents a major milestone in expanding affordable housing opportunities in Topsfield.
We are proud to be part of a project that will have such a lasting impact on the community and look forward to seeing Emerson Homes take shape!

Our #housingforall initiative directly aligns with Mainstay’s mission of providing low-income seniors and individuals with disabilities with safe, supportive housing that helps them live independently.
We had the opportunity to hear from Mainstay CEO Larry Oaks, as well as several speakers who shared personal stories about how Mainstay’s mission and impact have helped their loved ones feel more included, supported, and connected to their communities.

Achieving PHIUS certification is a significant milestone, demonstrating the thoughtful coordination, meticulous detailing, and high-performance building strategies required to meet one of the industry’s most rigorous standards for energy efficiency. At DMS design, llc, sustainability is at the core of our approach, and we’re proud to design housing that is not only affordable, but also resilient and environmentally responsible.
Midwinter Apartments will be a five-story, new construction development providing 34 affordable apartments to the city of Quincy, creating safe and dignified homes for individuals in need. Working alongside Caritas Communities & NeighborWorks Housing Solutions, this project will expand access to high-quality affordable housing while supporting a more sustainable future.
